RENOVATION PROJECT ESTIMATES
The figures below are necessarily estimates because no two restoration projects are ever the same. At best, or worst, you could be looking at half or double the amounts quoted. These do not include VAT or decoration costs but do assume that all surfaces are appropriately finished.
To renovate a semi-derelict property to a quality standard suitable for short term letting (a gîte) or as a bed and breakfast business: between €1,100 and €2,000 per square metre.
To renovate a semi-derelict property to a standard suitable for domestic living: between €780 and €1,800 per square metre.
To renovate a shell property (roof, doors, windows and walls) to a standard suitable for short term letting (a gîte) or as a bed and breakfast business: between €1,350 and €2,450 per square metre.
To renovate a shell property (roof, doors, windows and walls) to a standard suitable for domestic living: between €1,230 and €2,250 per square metre.
To renovate and update a recently occupied property, without roof work, to a standard suitable for domestic living: between €550 and €1,060 per square metre.
To renovate and update a recently occupied property, including roof work, to a standard suitable for domestic living: between €650 and €1,350 per square metre.
PART PROJECT ESTIMATES
To rewire a three- to four-bedroom property: approximately €6,850.
To replace a plain, two-pitched roof and to remove old roofing: approximately €100 per square metre.
To replace a two-pitched roof with roof lights and/or dormer windows: approximately €155 per square metre.
To take up an old concrete floor and to replace, including reinforcement and damp courses: approximately €80 per square metre.
To install a septic tank and soak away suitable for a three- to four-bedroomed property: approximately €5,500.
To install a medium-sized window in a stone surround including knocking through and making good: approximately €800.
To install a doorway in a stone surround including knocking through, framing and making good: approximately €1,950.
To remove decayed lime render from walls and to renew with the same. The cost to include specialist equipment hire including scaffolding: approximately €70 per square metre.
To repoint a wall, including necessary preparation and specialist equipment hire including scaffolding: approximately €60 per square metre.
To install an electric hot water tank system suitable for a three-to four-bedroomed property with a kitchen and two bathrooms (or wet rooms): approximately €800.
To install a basic bathroom suite within a floor area of three by two metres, including an over-bath shower, connections, tile surrounds and flooring: approximately €2,000.
To install an unheated and unroofed, freshwater swimming pool with a surface area of ten metres by six metres, including paved surround: approximately €24,500. (Seawater versions cost a similar amount but running costs are reduced.)
To connect to an existing gas supply within 35 metres of the property: approximately €900.
